Historic farmhouse in Taxenbach for SALE
Description
BIDDING PROCESS – HISTORIC FARMHOUSE IN TAXENBACH
At an altitude of approximately 1100 meters above sea level, nestled in the tranquility of nature and offering unobstructed views of the surrounding mountains, this exceptional farmhouse is situated in an idyllic location near Taxenbach. A place where authenticity can truly be felt and life in harmony with nature follows its own unique rhythm.
Dating back to 1759, the property combines history, character, and carefully created living comfort in an impressive way. Owned by the current proprietors for around two decades, the house has been renovated and maintained with great respect for its historical substance. The guiding principle throughout was always: preserve what is worth preserving.
To this day, numerous original details remain intact — from the old wooden plank floors and authentic interior doors to many other charming elements that give the house its warm and unmistakable atmosphere. At the same time, the interior has been adapted for comfortable living and offers a pleasant, down-to-earth standard of comfort. The windows were replaced in the late 1990s, while the roof underwent extensive renovation approximately two years ago following storm damage.
The traditional construction further emphasizes the property’s character: a solid stone ground floor topped by an upper floor built in classic timber construction. Parts of the ground floor have been insulated, while sections of the upper floor feature internal insulation.
Set on approximately 1,475 m² of green land, the property unfolds around the house into a natural garden with considerable potential. A historic bread oven — currently in need of renovation — is waiting to once again become the center of convivial gatherings.
With a living area of approximately 200 m², complemented by an original earth cellar, an unfinished attic space, and additional storage areas on the ground floor, the property offers a wide range of possible uses for lovers of traditional architecture.
The rock cellar, designed as a classic earth cellar, is a particularly rare feature and further underlines the authentic character of this home.
The property is equipped with a biological wastewater treatment system. Water is supplied from a natural spring shared with the neighboring farm, which shapes the immediate surroundings with animals and active agriculture, further enhancing the rural atmosphere.
Important to note: The property is neither suitable as a secondary residence nor for tourist rental purposes. In addition, certain areas require renovation and refurbishment work — a wonderful opportunity for those who wish to continue the story of this unique place with sensitivity and appreciation.
This property is intentionally aimed at true enthusiasts: people seeking authenticity, appreciating the charm of bygone times, and ready to leave their own mark on a truly special place.
